GENERAL

The Lisboans Apartments’ Management Team act as an agent for the property owner of accommodation featured on our website. Your booking is with The Lisboans Apartments. This contract incorporates all the conditions below.

BOOKING

The paying of the full amount confirms the acceptance of the terms and conditions set out below and shall be binding on the Guests’ intention to occupy the premises whether or not such persons have signed the booking form.

RATES

All rates for the apartments published on The Lisboans Apartments’ website are quoted in Euro (€) as a daily rate and do not include local and government taxes. The minimum rate presented for each apartment applies to 1 and/or 2 guests. Children up to and including 3 years old will not be charged. Your rental comes with the facilities listed on the relevant web page.

INCLUDED / NOT INCLUDED

Rates include normal use of water, cost of gas and electricity, breakfast, housekeeping services of the residences (including clean sheets and towels). Rates do not include telephone, personal items & expenses and any excessive cleaning required upon departure. A cleaning and refilling of the fridge/pantry is scheduled in the middle of a stay spent at the same apartment. The cleaning only includes a towel change on stays of four nights and over, and a change of sheets for stays of seven nights and over. A more frequent cleaning is always possible, upon request and an additional charge. No other additional services, non-mentioned here, are included.

CANCELLATION

Reservations can be cancelled or amended free of charge up to 14 days before 12 noon (local time) of the first day of the Guest’s reservation, as stated in their booking. If a reservation is cancelled any later than that, the Guest will be charged for the total amount of your intended stay.

CHECKING IN & OUT

General check-in time is from 15:00, and general check-out time is prior to 12 noon, unless otherwise agreed.

STANDARD OF ACCOMMODATION

We believe we have represented all the properties that appear on the web site accurately. The properties available for rent are not graded in the conventional way. However, they are all of a high standard of cleanliness, comfort and furnishing.

OCCUPANCY / NUMBER OF GUESTS

On arrival Guests will be asked for their passports or identity cards, so that The Lisboans Apartments can register the Guests in accordance with regulations. The capacity of each property has been decided by The Lisboans Apartments according to the size of the apartment and facilities at the property. The maximum number of guests is stated on each web page, if you are unsure for any reason, please check on booking or contact The Lisboans Apartments’ Management Team. We would ask customers to state clearly when booking the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. The Lisboans Apartments reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given property after a booking has been made. If extra guests arrive at the property on or after the arrival date unexpectedly, The Lisboans Apartments’ Management Team is within the right to refuse the guests or make an additional charge.

COMPLAINTS

If, during your stay in the apartment, the Guest should run into any problem or issue deemed as cause for complaint concerning our property, the matter should firstly be taken up with The Lisboans Apartments’ Management Team. If a satisfactory solution cannot be found, the Guest should then report to the respective booking agent (travel agency, online platform, etc.). After a settlement and solution is accepted, there are no options to re-open the case again in a later stage. No liability shall arise beyond the refund of the monies paid. The establishment will not honour complaints from a Guest upon their departure or after their return back home, when it is no longer possible to investigate the complaint effectively.

CONDUCT & BEHAVIOUR

The person booking with The Lisboans Apartments should behave in an appropriate manner and the usage of the apartment as well as the building’s common areas (lobby, lift, laundry room, corridors, stairways) should be equally orderly and civilised. Should any member of the booking party fail to behave in such a manner, The Lisboans Apartments’ Management Team may, at their absolute discretion, ask the offending Guest(s) to vacate the apartmentand the premises forthwith.

RESPECT FOR OWNERS PROPERTY

In case of an event that leads to breaking or any kind of damage to any item inside the apartment or the building, The Lisboans Apartments’ Management Team should be informed immediately. Please do not remove or take with you items from the property at the end of your stay, they do not belong to you. Any items missing will be considered as stolen. Please use your apartment and handle all fixtures and fittings with care and respect. Any unlawful damage will be charged. If Guest's behaviour is deemed unacceptable by the Management Team, they have the right to terminate the rental immediately, without any due refund.

Guests are kindly asked to abide by any and all rules and regulations set out by The Lisboans Apartments. Rules and regulations are set out for everyone and are helpful when it comes to managing and running a hotel business. So please, kindly abide by them and be considerate of others.

VALUABLES

The Lisboans Apartments won’t be made liable for any direct or indirect damages that may occur during the Guest’s (as well as his/her guests’) stay at the accommodation, including (but not exclusive to): personal injury or damage to possessions, losses caused by arson, theft, criminal behaviour, or Acts of God. Likewise, we are accountable for any problems related to the supply of services such as electricity, gas or water, if these are beyond our control.

DOCUMENTATION

All Guests are responsible for their own passports, identification documents, visas and health certificate requirements. The Lisboans Apartments will bear no responsibility for any delay or expense incurred through any irregularity in such documents.
